If you didn’t already know, I host a podcast called The Distribution. If you are not a podcast fan or haven’t listened (or watched), stick with me. This is for you.

Each episode is a must listen but for different reasons. Below are my key take-aways and insights about each episode:
John Atwater - Co Founding Partner at Prime Finance If you want a masterclass on navigating market distress, you cannot miss this episode with John Atwater. Cutting his teeth during the Savings & Loan crisis, John learned early on how to thrive when the rest of the market is in tatters. For GPs trying to figure out how to stand out and scale in today’s tricky environment, John drops a massive reality check: simply having capital is not enough. He explicitly warns that “money itself is a very, very weak competitive advantage.” Instead, industry leaders need to fundamentally shift their mindset from hunting for transactions to building a durable business. As John notes,
“Today... what’s really, really important is the platform that you have. It’s the platform that drives the competitive advantages.”

Henry Steinberg – Head of Real Estate at EQT In his podcast debut, Henry breaks down how EQT Real Estate finds hidden value by merging granular, local operator expertise with institutional-scale data science. My biggest take-away from our conversation is that the era of the scrappy solo operator is shifting; scale and technology are becoming massive moats. If you want to know how EQT uses geospatial AI to uncover massive upside—like discovering that “multiple sites that we bought as an industrial use ended up having a dramatically higher and better use and higher value as data centers”—you need to tune in. Henry warns that to survive today’s highly sophisticated market, GPs must adapt:
“I don’t see the small sharpshooter as being able to compete the way we did when we were that small sharpshooter.”

Travis Pritchett – CEO of Harbert Management Corporation (HMC) In his podcast debut, Travis takes us under the hood of HMC, an $8 billion alternative asset manager, to drop some hard truths about the evolution of the real estate industry. My biggest take-away from our conversation? The traditional generalist fund model is under heavy fire. Travis bluntly states,
“I think the middle market diversified fund businesses is a model that is diminishing.”
Instead, GPs need to aggressively define their edge, specialize, and figure out “where do we have a competitive advantage” because today that is “harder to define than it was 20 years ago.” If you are a GP trying to figure out how to transition your firm to capture an “idiosyncratic opportunity and overlay some of these broad mega trends,” while simultaneously creating long-term career paths to retain your top young talent, this episode is an absolute must-listen playbook.

Lara Banks – Managing Director at Makena Capital Management and I discussed what a top-tier allocator looks for when deciding to write a check to an emerging manager? Lara shares her ultimate cheat sheet for GPs and independent sponsors. Her biggest piece of advice for sponsors trying to win institutional capital is radical honesty and defining your exact differentiator. She notes,
“The first thing I would say is transparency. We really like when people give us as much information as they can, but also say like, when I don’t have the information or I don’t know the answer.”
She also challenges managers to clearly define their “edge or some particular competitive advantage or unique ability to operate in that particular situation” rather than just relying on past market tailwinds. If you are raising a Fund I or Fund II, grab a notepad and listen to Lara explain exactly how LPs underwrite your team, your track record, and your true alignment.
